Because our primary target was to build a secure community where the home owners’ family and investment will be protected, the traditional neighborhood development concept was a natural. When faced with a significant amount of research indicating that security was the primary purchasing reason, we started looking for the solutions. The answer or solution was simply the design. We took our experience as the developer of Riverside Development, a neo-traditional village in Bay County to the planning table when developing the Morningside plan. We decided to start by embracing the basic tenants of the traditional neighborhood design with a few modifications.

Less Community Auto Traffic
First, we eliminated the front street and enhanced the alley. The alley now becomes the main point of access to the development. We wanted to diminish the automobile. Therefore, we not only relegated the car to the back of the house we didn't cross connect any streets. This modification changes a great deal of issues. First, you won't have to put up with the noise and the danger of the automobile in front of the house. Second, anyone can leave their front porch and walk to any other home, playground or park and never cross a street. Third, by requiring all traffic to enter from the rear the front porch and parks that exist to the front of the house are left to the quiet enjoyment of the residents and their guests. Also, a greater essence of community is fostered as you can see neighbors using the sidewalks and the parks.
Community Acquaintance
You will not only get acquainted but anything or anybody unusual is spotted and their presence is noted and watched...truly what neighborhood watch is supposed to be.
Larger Sidewalks
We also set a standard width of the sidewalks. All sidewalks are a minimum of 8 feet wide. This provides a safer pedestrian concourse but it encourages people to get out and walk. Let’s face it, a 3 to 4 foot sidewalk is merely a suggestion of what could have been.
Increased Amenities
In order to promote value we increase amenities. The parks located within Morningside community are an expansion from the typical home development park as many features were added to the parks to encourage usage. Unlike most typical subdivisions where parks are merely undeveloped wetlands and retention ponds, we took highly valuable property and developed parks. Each home faces one of the 8 parks at Morningside. Each of the parks has a distinctive character including the following parks:
- Nature Conservancy
- Fiddler McGee
- Gateway Park
- Jump Street Park
- Lake Anne
- Madison Square
- Remembrance Park

Aquatic Center
Another significant amenity is the Aquatic Center. The center includes a large 20’ x 80’ pool, great for water volley ball or basketball, water aerobics, laps and just plain fun. After you see the expected pool then you see the unexpected Captain Jack’s Water Circus. Water playground water sprays, gadgets and splashing services to amuse every kid. And as a homeowner it is there for your enjoyment and your kids’ constant entertainment.
